Commercial Building Maintenance Technician


Job Description:Gilic Developments is currently seeking a Commercial Building Maintenance Technician to join the Property Management team in Downtown, Vancouver. This person will report to Property Manager and Operations Supervisor and will be responsible for the day-to-day operations of assigned properties. The ideal candidate is self-motivated and detail oriented. The candidate must be organized and have proven capabilities in multi-tasking, problem solving and prioritizing workloads. RESPONSIBILITIES:Be familiar with all aspects of the building operations, including but not limited to HVAC, electrical, plumbing, construction safety, BAS controls, DDC systems, etc., to ensure all equipment and systems are operated in a safe and efficient manner and are in compliance with all applicable government codes & regulations;Be familiar with the location of all water system shut off valves to ensure that water can be shut off quickly if required: chilled and condenser water, sprinkler system, domestic hot and cold water;Perform twice daily preventative maintenance and complete daily inspection checklist for mechanical rooms, building exterior, entrances/exits, elevators, parking area and common area of assigned properties;Address tenant concerns in a timely manner and respond to after hour calls and or emergencies as needed;Complete minor maintenance and repairs as required, including but not limited to, belt and filter replacement, landscaping work, housekeeping of common areas, touch-up painting, pressure washing, and washroom and plumbing repair work, etc;Perform vacant suite maintenance and touch ups as required, including but not limited to, ceiling tile replacement, lamp replacement, and touch-up painting, etc;Respond and assist with seasonal building requirements, including snow removal, seasonal decorating etc;Respond to contractor requests and assist in building orientation to any contractors starting work in the building(s);Work closely with the operation team to comply with company policies and applicable government regulations and procedures at all times;Record and report all deficiencies and services performed promptly to the Property Manager and/or Operations Supervisor; andPerform and complete any other duties as required or requested by Property Manager and/or Operations Supervisor with minimum supervision as per agreed schedules. QUALIFICATIONS:Grade 12 or equivalent;Minimum 2-4 years experience in general maintenance in a commercial, retail or industrial environment;Minimum 2-4 years experience in physical plant operations, HVAC, Plumbing, Electrical, BAS controls, DDC systems, and other related equipment and systems;Sound knowledge of building systems, construction safety, and emergency procedures;Hands on and strong knowledge of general maintenance;Ability to read and interpret mechanical/electrical blueprints;Knowledge of Occupational Health and Safety Act, knowledge of Workplace Hazardous Materials Information Systems (WHMIS) and First Aid and CPR training;Knowledge of Provincial Building Code & Regulations, Canadian Electrical Code, Provincial Fire Code and Electrical Safety Authority; An equivalent combination of trade education and experience would be an asset; and Computer literate COMPETENCIES:Valid class 5 driver’s license;Must be fluent in English;Good communication and customer service skills;Able to work independently with minimal direction and able to respond quickly to emergency situations;Great time management skills and ability to prioritize work in order to deliver successful results within agreed upon time frames;Collaborative worker and effective member of a team;Good judgment and decision-making skills;Detail oriented and good organization skills;Positive attitude and willingness to work overtime and respond to emergencies; andAdaptable to new ideas and change.
